A Closer Look at the Fall Market — October 2026

OCTOBER 2026 · CARTOCCI REAL ESTATE GROUP

There is more choice in Greater Vancouver’s housing market this fall, but the regional numbers only tell part of the story. Our Team takes a closer look at September’s results, the North Shore and the details that matter when you are planning your next move.

September’s market at a glance

1,717 home sales
Down 8.4% from September 2025.

16,394 active listings
24.3% above the ten-year seasonal average.

$1,075,900 benchmark price
Greater Vancouver’s composite benchmark, down 5.5% year over year.

September sales were 25% below the ten-year seasonal average. The slowdown was most noticeable in apartments, where sales fell 18.6% from a year earlier. Detached and attached home sales were slightly higher than last September. With a sales-to-active listings ratio of 10.9%, there is still plenty of competition for a buyer’s attention.

A closer look at our local markets

Location matters. The September composite benchmarks show different price levels and annual changes across the North Shore and two of the other communities we serve.

AreaBenchmarkYearly change
North Vancouver$1,290,400−3.9%
West Vancouver$2,244,700−7.4%
Squamish$1,091,800−0.1%
Sunshine Coast$805,600−2.1%

Composite benchmarks describe a typical home in each market. An individual property needs its own comparison.

If you are buying or selling

For buyers, our advice is to use the extra choice to be thorough. Look at recent completed sales, check the condition of the building and understand the monthly costs before settling on a price. For a condo, that means taking time with the strata documents, insurance and any planned work.

For sellers, we recommend putting the most effort into the asking price and presentation before going live. A realistic comparison with similar homes gives us a better starting point than an ambitious price followed by reductions. Good photographs, a tidy property and straightforward access for showings all help buyers assess the home.

Financing: October 28 is the next date to watch

The Bank of Canada held its policy rate at 2.25% on September 2. Its next scheduled decision is October 28. If you are preparing to buy or renew, speak with your mortgage broker about the payment you can comfortably carry and how long your rate hold lasts. There is no need to build a purchase plan around a rate change that has yet to happen.

A note for landlords and renters

The latest annual rental survey reported a 3.7% vacancy rate for Vancouver’s purpose-built rentals in 2025, compared with 1.5% for rented condominium apartments. Those figures give us background; current comparable properties are what we would use to set an asking rent today.

For landlords, we recommend weighing the rent against the cost of an empty month, then making sure the home is clean, well photographed and easy to view. For renters, compare the full package: parking, storage, furnishings, utilities and the minimum term.

Commercial property deserves a separate look

The latest Lower Mainland commercial report, released October 8, recorded 285 sales in the second quarter of 2026, down 2.7% from a year earlier. Retail and other commercial sales increased 3.8%, while office sales declined 28.1%. Activity is moving differently across property types.

If you are looking for business space, our Team can help you work through the total occupancy cost, permitted use, fit-out requirements and lease terms early. Our featured opportunity at 128 Lonsdale Avenue offers 2,586 square feet of ground-level retail space near The Shipyards, with an additional 808 square feet of office space available. The asking rate is $49 per square foot per year in basic rent; contact us for additional rent, total occupancy costs and lease terms.
